According to the article 9 of the Horizontal Property Law, paying the community is one of the obligations of all owners of a building or community. There is neither a maximum nor a minimum of overdue installments that can be claimed from you, but normaly, the community of neighbors usually claims the quotas in a friendly way to avoid the judicial form of first instance. If they do not receive an answer, they can use this route as a solution.
Does a landlord or neighbor who does not pay the community have rights??
Normally, rights are restricted. The main one is that you lose the right to vote in the Owners Meetings, being able to attend only with the right to speak. Also, will have the right to vote when the amounts claimed are notarized or judicially registered, además, to have the right to use all common areas and elements such as the elevator.
